APPENDIX I

LIST OF REAL ESTATE BUSINESS PROJECTS TO BE ASSIGNED AND IMPLEMENTATION PROCEDURES OF PROJECT ASSIGNMENT

 

I. List of new real estate business projects calling for investment:

1. The 5B residential project, ward 4, Đà Lạt city:

- Land area Scale: 58.44 ha;  

- Architectural planning criteria: construction aggregate density: 30-35%, building density by plot of land: 50-70%, number of floors 3-5.

2. Nguyễn Hoàng residential project , ward 7, Đà Lạt city:

- Land area Scale: 58ha;

- Architectural planning criteria: construction aggregate density:  20%, building density by plot of land;  20-40%, number of floors 2-3.

3. Number 3 residential area, ward 7, Đà Lạt:

- Scale: 60 ha;

- Architectural planning criteria: construction aggregate density: 10-15%, building density by plot of land 30-50%, number of floors 3-5.

4. Nguyên Tử Lực - Trần Anh Tông residential area (Extended planning area), Ward 8, Đà Lạt city:

- Land area Scale: 9.76 ha;  

- Architectural planning criteria: construction aggregate density: 29,5%, building density by plot of land 40-80%, number of floors 3-5.

5. Residential area – Administrative center, southern Đa Nhim river, Liên Nghĩa town, Đức Trọng district:

- Objectives: Establish Residential area with good living conditions, comfortable, modern amenities, in                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                        harmonious combination of utility services such as public service area, schools, theme parks ...;

- Land area Scale: 151 ha;  

- Total investment capital: 636 million USD;

- Form of investment: Direct investment or investment links;

- Architectural planning criteria: construction aggregate density: 30-35%, building density by plot of land 30-50%, number of floors 2-3.

6. Liên Khương Roundabout Trade & tourism service area, Liên Nghĩa town, Đức Trọng district:

- Objectives: Build modern trade & service area, meeting the needs of office rental and business premises;

- Land area Scale: 1.5ha;  

- Total investment capital: 7.9 million USD;

- Form of investment: Direct investment or investment links.

- Architectural planning criteria: construction aggregate density: 30-35%, building density by plot of land 50-70%, number of floors 7-9.

1. List of hi-tech agricultural areas:

- The Hi-tech application agricultural areas located in Lạc Dương district of land area of 221 ha(following Decision 575/QĐ-TTg dated 04/5/2015 by the Prime Minister RE: master planning of agricultural areas and hi-tech agricultural zones to 2020 and orientation to 2030).

- Tân Phú agro - industrial area following Decision 704/QĐ-TTg dated 12/5/2014 by the Prime Minister RE: master planning of Đà Lạt city and its vicinity to 2030,  vision to 2050 and Document 1349/TTg-KTN dated 12/8/2015 by the Prime Minister RE:  Amendment to industrial parks in Lâm Đồng province.

LIST OF PROJECTS ZONING SPECIFIC FUNCTIONS WITH HIRED DOMESTIC AND FOREIGN CONSULTANTS

List of specific planning of functional areas with hired domestic and foreign consultants

- Zone planning of Đức Trọng district, Lâm Đồng province, to 2035, vision to 2050. Ratio 1/25,000 and 1/10,000. Planned land area: 90,220 ha.

- Planning of urban zone Liên Khương – Prenn (new), Ratio 1/5,000.Planned land area: 3,500 ha.

- Planning of the Urban green village in Xuân Thọ village, Đà Lạt city. Ratio ½,000. Planned land area: 200 ha.

 

APPENDIX IV

LIST OF PROJECTS CALLING FOR INVESTMENT IN SATELLITE TOWNS,  COUNTERWEIGHT URBAN TOWNS FOLLOWING GENERAL PLANNING OF ĐÀ LẠT CITY AND ITS VICINITY TO 2030, VISION TO 2050 APPROVED BY THE PRIME MINISTER IN DESISION 704/QĐ-TTg DATED 12/5/2014

 

- Liên Khương – Prenn Urban zone project, scale approximately 3,500 ha.

- The joint trade center project at Hòa Bình Square, Đà Lạt city, scale 13.5 ha.

- The urban green village  project at Xuân Thọ village, Đà Lạt city, scale 200 ha.

1. List of zone planning awarded investment policy on specific mechanisms and policies, to be included in the content of public announcement so major investors can share, call for secondary investors. This list of plans is set up by investors themselves and projects have been approved or implemented. These plans are made by qualified domestic consulting units, with coordination of foreign consultants:

- The Đại Ninh Lake urban, trade, eco resort zone (partly  under Phú Hội village, Tà Hine, Ninh Loan and  Ninh Gia, Đức Trọng district), scale 3,446 ha, approximately 13,000 local residents; Objectives: build, operate the urban, trade, eco resort zone.

            - The urban, international training, health care, diagnosis & treatment, eco tourism resort, spiritual cultural center ... at  Đan Kia – Suối Vàng  area (under Lạc Dương district and the Bidoup – Núi Bà National Park), scale 3,595 ha;

            - The Central Highlands wildlife reserve and eco tourism area  at Bidoup – Núi Bà National Park, scale 490 ha;

            - The Valley of Love tourist  resort (137ha), the Prenn  waterfall (70ha) under Đà Lạt city…

            2. List of new zone planning calling for investment with specific policies, mechanisms aiming at developing Đà lạt city and its vicinity in the orientation of the master planning 704/TTg:

            - Prenn lake Amusement & Entertainment and Eco-tourism Resort–Đà Lạt city, scale 1,000 ha;

            - The regional trade & services center in Đức Trọng district:

+ Scale: 54 ha.

+ Objectives: Build supermarket, trade center, luxury hotels, amusement parks, offices, trees and other ancillary works to serve the needs of local residents and tourists.

+ Scale of capital: About 210 million USD.

+ Form of investment: Direct investment or investment links.

- The exhibition & non – tariff Center –Đức Trọng district:

+ Scale: 160 ha.

+ Objectives: Supply exported goods and services directly to overseas organizations and individuals and consumers outside Vietnam in non-tariff areas. Exhibit, introduce other products and trade activities.

+ Scale of capital: 673 million USD.

+ Form of investment: Direct investment or investment links.

- Liên Khương – Prenn urban village, Đức Trọng district, scale approximately 1,000 ha;

-. Đại Ninh complex urban zone (opposite Đại Ninh lake urban, trade, resort area 3,446 ha, adjacent to National Road 20), Đức Trọng district.

- Tân Phú Agro – Industrial Park:

+ Location: Phú Hội village - Liên Nghĩa town, Đức Trọng district.

+ Scale: 316.8 ha

+ Objectives: Produce and process high-tech agricultural products reaching export standards on the Japanese market, brfinging benefits to primary and secondary investors.

+ Scale of capital: About 500 million USD.

APPENDIX IV

PIPOT PROJECT TO BUILD THE

“URBAN GREEN VILLAGE” MODEL IN ĐÀ LẠT CITY

 AND ITS VICINITY

 (Attached to Decision  1127/QĐ-UBND dated 30 /5/2016 by the provincial People’s Committee)

I. List of venues for the implementation of the pilot project to build the Urban green village model:

- Village Xuân Thọ (adjacent to National Road 20) and village Tà Nung (adjacent to provincial Road 725) under Đà Lạt city.

- Village Liên Hiệp and village Hiệp Thạnh (adjacent to Liên khương – Prenn expressway and National Road 20), under Đức Trọng district.

+ Objectives: Build detached houses (sloping roof) and garden houses, maximum height: 3 stories. Linked technical infrastructure systems and synchronous operation with equipment and environmentally friendly technologies.

+ Land area Scale: 150-200 ha/village.

+ Scale of capital: About 360 million USD.

+ Form of investment: Direct investment or investment links.

- Đạ Nghịt area (adjacent to provincial Road  722) under Lát village and Lát hamlet (Hi – tech agricultural zone, adjacent to provincial road 723, now National Road  27c) under Đạ Sar village, Lạc Dương district.
